The Maddux

In Ankrom Moisan's 34 years of experience with multifamily housing, they have developed a passion for affordable housing. Now more than ever, Seattle is in desperate need of more affordable units, and working with developers to provide quality, safe spaces for those in need is part of the firm's vision. Part of a qualifications package for a new affordable housing project in the Mt. Baker neighborhood, this cover letter communicates the heart of why we wanted to help the developer achieve their goals, not just what we do and how we do it.

As Seattle’s neighborhoods are responding to new zoning, new access to quality transit, and the effects of steep rent prices, the Mt. Baker Gateway Project is an important endeavor. We are passionate about being part of the solution to help those facing homelessness and hunger, and express this through our work in affordable housing and community involvement with Food Lifeline and the Salvation Army.

For The Maddux and 2800 MLK, we understand your goals to include:

  • Excellence — Durable, sustainable buildings that are physically and economically efficient, and a design process that smoothly navigates funding and regulatory requirements
  • Sensitivity — Careful consideration of the neighborhood’s diversity and assets, with input from residents to support their goals and aspirations
  • Security — Addressing the transition from busy, urban streets to a calm residential neighborhood, creating safe spaces inside and out for vulnerable populations to call home
  • Stability — Designs that support the mission of Mt. Baker Housing and create long-term, supportive homes for those who might otherwise be displaced from the neighborhood

Throughout our statement of qualifications, we delve into our depth of experience with multifamily housing, public funding, and the City of Seattle—presenting that information with your goals in mind. As you flip through the pages, we’ll share the story of Mercy Othello Plaza: how we designed the building to meet different funding levels, acquired the permit in 11.5 months, and achieved design excellence at $[redacted] per sq. ft.

Building upon our familiarity with the Mt. Baker neighborhood, our team’s site visit (fortuitously scheduled on a rare sunny day) provided insight into the character of the Mt. Baker Village and the “Gateway” concept. We’ve included a few of our initial observations and thoughts about The Maddux and 2800 MLK to provide some insight into our process, but the missing piece is your input. We’re enthusiastic about partnering with your team to develop a more complete understanding of your goals and vision.

Thank you for your consideration of our team and qualifications for this exciting project—we look forward to learning more and are eager to help. Please don’t hesitate to reach out to us with any questions.
